Custom Homes Vs. Production Homes

So you’ve decided to build a home? Perhaps you’ve searched through the existing home market, been totally disappointed, or done the math and realized that to get what you want the cost involved in remodeling makes you much better off to simply build your own. Now you are faced with the dilemma of what type of builder would be best to fit your needs. You’ve heard the many stories of poor quality and customer satisfaction when it comes to the big box guys, but you’re concerned whether you can afford to go with a more custom home builder that would take better care of you. So how can you decide which option is best for you? This is the number one question we get asked when we meet with new clients. Let us break the differences to make you feel more confident in making the appropriate decision.

‘Tract’, or production homes are built in bulk on large plots of land. The homes consist of minimal finish options and share the same style, finishes and floor plans. When you buy a tract home, you will choose from a very limited number of floor plans and come with generic finishes with minimal opportunity for customizing the home without heavy ‘upgrade fees’. In the tract building process, the homeowner is given a limited amount of options for each finish in the home and all selections have to be made before the builder will even begin construction. Any upgrades, if allowable, will have a higher cost and fee associated with the upgrade. One of the advantages of buying a production home is the opportunity to buy in a specific neighborhood. The downsides of buying a tract home are lower build quality, lower resale value, very limited customization options, and very high fees should you want to add customizations.

The process includes meeting with a builder multiple times throughout the process, designing a floor plan, and creating a budget to give you the home you want, but at the price you can afford.
