Our Proven Custom Home Building Process

  1. Meet and Greet: A starter consultation where we bounce your ideas and ours off each other to get the process going. In this phase items suych as the following will be addressed
  • Home Budget and financing options
  • Floor plans
  • Home Style, size, customizations, etc.
  • Land/lot size, location, potential issues
  • Tentative pricing

2. Plan Design- In this phase, we get down to business! These are the typical items addressed in this phase of the process

  • We start by helping you envision how you plan to live in your home- Is there nough bedrooms, do you need a casita, are you interested in an ADU? How large do you want your kitchen island, your Primary Bath shower; all th items we need to get a floor plan going that helps check your vboxes from the very start!
  • Floor plan rough drafts. Typically in our process is takes 2-3 revisions before a completed, custom plan is ready to go. Each of these drafts will be accomadted with an in-person meeting to go through every thing thoroughly and as detailed as possible.
  • Preliminary budgets- No one wants to design a dream home and find out they can’t afford it! To ensure this never happens with our clients, we provide prelimary budgets as soon as we have basic drafts that we can review. Our many years of experience and understanding of associated costs allows us to get you a very real understading of cost, much earlier in the process than our competitors

  • Small company, low operating costs. We keep it small, to keep IT (your costs) small. We’ve been building like this for over 50 years, with zero intentions to EVER change what is a time proven, customer driven, budget friendly building process!

3. The Final Plans- At this stage in of the process we complete what we call the “pre construction phase” of bulding a home Expect the follorwing in this phase

  • Final plans. fully engineered and ready for permits
  • Cost breakdowns where you see EVERY DOLLAR that will go into your home
  • Budget items for everything subjective that goes into your home I.e. cabinets, countertops, flooring, exterior items etc. (notice we said budgets, not selections, you have plenty of time to still pick out exactly what you want as the build begins)
  • Building contracts
  • Finalized construction financing

4. Construction- THE FUN PART! With all the boring paperwork, plans and contract garbage behid us, its time to start building your dream home! Asside from the obvious vertical contruction of the home here are the other critical items that will go on in this phase

  • Permits issued from the city/county
  • Construction begins
  • The selection process begins with the first needed items to get the house moving and on schedule
  • Onsite meetings- typically every couple of weeks depending on the stage of the constuction, we will meet with you one-on-one onsite, or via online meetins if you are out-of-state to answer questions and keep you abreast of the project, schedule, and what we need selections for in the coming weeks
  • We will be woking both onsite and behind the scenes ordering selections, scheduling our subcontractors, making daily quality checks and doing the nitty gritty that has to be done to keep on schedule and on top of your custom home!
  • The selection process- GET THAT PINTREST BOARD READY! Weekly emails, texts, phone calls etc will help us guide you through your picking out the finishes you desire in your home. We, (unlike our competiors) allow you to go anywhere to pick your finishes and get the most for your money, as we all know at this point in history that the best prices are found online. As you pick your items we keep things organized and do the ordering to have what we need when we need it.

5. The Certificate of Occupancy- Congratulations, YOU MADE IT! By this point, you may find yourself exhausted from all the decisions, but you’ll be able to see those many decisions come to life in a beautiful gorgeous home. The sound of the moving truck will forever be locked in your memory as you move forward into a new and exciting chapter for your family!
